Buy to let

Without accounting for letting costs, the typical gross return on investment is 5 – 10%. This is a conservative estimate, with the right specialist advice you could be looking at yields of 20-25% depending on location. Your rental income would typically be over 130 per cent of your monthly mortgage repayment.

Some properties have a significantly higher yield than others in the same area, some properties have the potential to be renovated to achieve a much higher yield. These higher yielding properties are often HMO’s (House of Multiple Occupancy) which is where rooms are let on an individual basis with shared use of kitchen/bathroom facilities. These properties are regulated by the local council and I can help you ensure your chosen property complies with these regulations in order to maximize its earning potential. I can also introduce you to companies who can manage every aspect of your tenancies or provide property maintenance if needed.

Buy to renovate or extend

If you are more hands on and you’re looking to buy a property with the intention of adding value and selling it on for a profit, then your returns could be in excess of 25% of your total investment.  This could mean a £25,000 return from £100,000 investment in as little as six months.  

Choosing the right property

Choosing the right property in the right area and making the right improvements while sticking to a budget is key to success here, that’s where I can really give you the edge with my experience and knowledge of the local market.  This strategy does involve more risk and more work but I can put you in touch with trusted architects and building firms to keep your costs down and I can also advise you with the Capital Gains Tax implications of this strategy.
